Representing Only You: Single client representation
 At Max Business Group... we work with all parties in every transaction at highest level of ethical practice (see Commitment to Ethical Practice) but work for only you. Whether buying or selling real estate in Pennsylvania it is important for you to know that you have five choices in the ways you can work with a professional real estate agent if you choose to. Your options for working with a real estate agent are described in the “PA Consumer Notice.” The goal and duties of the real estate agent for each of those ways are summarized below:

Seller Agency- Agent has duty to get you the most money for your property in the shortest period of time under the most favorable conditions

Buyer Agency- Agent has the duty to get you the most property for the least amount of money under the most favorable conditions

Dual Agency- One agent represents both parties (by written agreement) and is required to meet both Seller and Buyer Agency goals.

Designated Agency- Where one agent represents a buyer and a different agent represents the seller within the same company. This requires the highest levels of ethical practice be operationalized concerning data storage and access throughout the agencies systems.

Transaction Licensee- Agent provides only communication or document preparation services- Does NOT represent Buyer or Seller. Our services only include document preparation services. We do not communicate between buyers and sellers.
Please know that because of our high standards of ethical practice, from years of experience, research, and studies of court case outcomes, we believe entering into a dual agency is never conducted in the best interest of the client for residential properties, it is our company policy not to offer this service! Please know that in vary rare occasions when dealing with business acquisitions or complex investment or commercial developments, there are times when it may be in the best interest of both buyer and seller for us to agree to a duel agent level of servcie, however, in these rare instances we will only engage in that level of service with written approval from both parties and their hiring of legal counsel.
We do offer our clients the highest level of representation through the following agency services: Seller Agency (selling real estate); Buyer Agency (buying real estate); Designated Agency (buyers or sellers); and Transaction Licensee (buyers or sellers). These agency (business) relationships and the corresponding duties to you will be explained during our first meeting.
