Ranking Real Estate Investment Potential in the top 50 US MSA's.

 

Thank you for your interest in one of the most unprecedented and aggressive research projects ever attempted in the real estate industry. 

A quick note from Max Wilson

In these tough economic times, driven by the current supply and demand for real estate of all types, it seems that perhaps it is the real estate investors, throughout the US, that have the greatest potential to help get the economy back on its feet.  However, in my exclusive work with investors, I find that the majority are paralyzed by an overwhelming amount of data- keeping them from making more, and better decisions. 

To help investors make faster and better decisions, I have decided to expand my work from the Pittsburgh metropolitan area, where I have been analyzing the financial performance of nearly every income producing property for over three years- looking at what investors were buying versus what they could have bought, and reporting the difference.

 

The Research Project

How you can help

To conduct this research project, I will need to compile market data from each of the 50 selected Metropolitan Statistical Areas.  How you can help is by sending me general data from your local multi-list.  Since this data will need to be consistent across all areas, I have created a document that provides both simple instructions and content information for how I will be collecting the data and how I need you to collect and send the data to me.  You can download that document here:   Collecting Local Multi-list Data.  

Data collection will take place the week of January 26-31, 2009.  I will contact all contributing Realtors the week of January 12, 2009 to conduct a short and simple test. 

I estimate the amount of time you will need to conduct the two multi-list searches (one for Active properties currently available and one for all multi-units/multi-family properties sold in 2008) will be about 1/2 hour in total. Once each of the searches are conducted, you will have an option to export the data to me in a text, delimited, or Excel file format.    PLEASE DO NOT SEND THE MULTI-LIST PAGES AS YOU SEE THEM WHEN WORKING WITH BUYERS OR SELLERS.  I need to receive the data from your two searches in a text, delimited, or Excel file format.  Please call me direct at 724-368-3650 with any questions while you are conducting your searches. 

 If necessary, you may be able to log me on to your multi-list, one time only, at which time I could download all the necessary data and export it to myself in minutes. 

As you will be listed in the article and research as THE expert to go to in your MSA, there is some additional contact information about you that I will need to collect.

2. Listed as THE professional to contact in your area concerning the buying and selling of income producing properties along with your contact information.

3. Copy write permission to disseminate and distribute copies of the article when marketing your services

4. Permission to use the data (with proper citation references) to write your own article for local use or when conducing radio or TV interview

5. Copy of the financial performance analysis for ALL properties received in an Excel Format for your local use and marketing.

6. REIA ReportŪ Top 50 Best Buys List for your metro area. This report lists the Top 50 Best Buys from all the properties sent and analyzed sorted by Cash Flow After Taxes.  Criteria other than Cash Flow After Taxes can be used when requested.

7.  You Name, Company Name, Phone Number, and email address will be boldly listed on the front cover of the Top 50 Best Buys List for your area so everyone can see your were one of the contributors to one of the most unbelievable research projects ever taken and performed in the real estate industry. This list cuts through all the analysis and allows you to identify, within the top 1%‐2%, those properties that have the potential to meet or exceed your clients wealth building goals. 8.  A copy of the REIA Report Database that houses the financial performance data for every income producing property that you sent me for both sorts:  Solds in 2008 and Active in 2009 (data of analysis).  This Excel database can be sorted to find those properties with the highest potential based on investor criteria.

As you can see it compares "on average, the financial performance of properties that were actually purchased by investors in 2008 versus "on average," what they could have purchased.  The data showed that investors could have improved the financial performance of their portfolio by 392.51% (on average) had they made better investment decisions using financial performance data.  An additional project showed, that had they selected properties within the top 25 listed in the REIA Report Top 25 Best Buys List Pittsburgh PA, that difference would have increased to nearly 500%.  Certainly reporting this kind of third party, independent data, to hungry investors will surely bring you more interest and higher quality clients into your real estate practice- it ceratily has mine!
